Valuation Information

Adoption of Valuations

That in accordance with Section 167(2)(a) of the Local Government Act 1999, adopt for the financial year ended 30 June 2024, the most recent valuations of the Valuer-General available to the Council of Capital Values which are to apply to land in the area of the Council for rating purposes with the total valuations being $499,144,800 (including non-rateable land of $11,144,800).

Declaration of General Rates

Having taken into account the general principles of rating contained in Section 150 of the Local Government Act 1999 and the requirements of Section 153(2) of the Local Government Act 1999, pursuant to Section 152(1)(a) and Section 153(1) of the Local Government Act 1999, declares for the financial year ending 30 June 2024, a general rates of $0.3743 cents in the dollar of the Capital Value of rateable land for all properties.

Minimum Amount Payable

Pursuant to Section 158(1)(a) of the Local Government Act 1999 and in accordance with Section 158(2) of the Local Government Act 1999 declares that for the financial year ending 30 June 2023 the minimum amount payable by way of rates in respect to any one piece of rateable land in the Council area shall be $425.00.

Service Charge

Pursuant to and in accordance with Section 155 of the Local Government Act 1999 and Regulation 12 of the Local Government (General) Regulations 2013, and in accordance with the Community Wastewater Management Scheme Property Units Code, imposes an annual service charge for the year ended 30 June 2024 based on the nature and level of usage of the service and varying according to whether the land is vacant or occupied on all land to which Council provides or makes available the prescribes services for the collection, treatment or disposal of waste known as Community Wastewater Management System in respect of all land service by the scheme as follows:

  • Occupied $530.00 per property unit.
  • Unoccupied $505.00 per property unit

Payment of Rates

Pursuant to Section 181 of the Local Government Act 1999 resolves that all rates declared or payable for the financial year ending 30 June 2024 will fall due in four equal or approximately equal instalments with the:

  • First instalment payable on 14 September 2023
  • Second instalment payable on 14 December 2023
  • Third instalment payable on 14 March 2024
  • Fourth instalment payable on 14 June 2024.

Landscapes Board Levy – Declaration of Separate Rate

Pursuant to Section 69 of the Landscape South Australia Act 2019 and Section 154 of the Local Government Act 1999, declares, in respect of the year ending 30 June 2024, a separate rate of $0.01670 cents n the dollar, based on the capital value of rateable land within the Council’s area and within the area of the Murraylands and Riverland Landscape Board in order to recover the amount payable to the Board.

OBJECTION TO VALUATION

You may object to the valuation referred to your rate notice by writing served personally or by post on the Valuer-General within sixty days after the date of service of your notice, but note:

a)      If you have previously received a notice or notices under the Local Government Act 1999 referring to the valuation and informing you of a 60 day objection period, the objection period is 60 days after service of the first notice.

b)      You may not object to the valuation if the Valuer-General has already considered an objection by you to that valuation.

The Valuer-General may extend the 60 day objection period where it be shown that there is reasonable cause to do so by a person entitled to make an objection to a valuation.

A written objection must set out the full and detailed grounds for objection. Objections can also be submitted via an online form at http://www.sa.gov.au/landservices and enter “Objecting to a Valuation” in the search field. Rates are still due and payable by the due date even if an objection has been lodged.
